Why Canada Water is a great place to live in 2024

Exciting News: A Strong Start to the Year for SE16 Sales!

Before delving into why Canada Water is a great place to live in 2024, let's celebrate some fantastic news. Here at Living in London, we've been experiencing an exceptionally busy start to the year in terms of sales in SE16 and surrounding areas. This strong momentum underscores the area's enduring appeal and sets the stage for an exploration of one of its most significant developments: the Canada Water Masterplan.

Exploring Canada Water: A Vibrant Hub in the Making

If you’re looking to buy in a vibrant up-and-coming area in the capital that not only boasts historic homes, but also exciting new builds complemented by abundant green spaces, excellent transport links and great facilities, then London’s Canada Water should be top of your list.

The area is being upgraded by developer British Land as part of a 12-year masterplan that will see a 54-acre rejuvenation project and create the first new town centre in London in 50 years. The ambitious mixed-use project is “shaping the capital’s best-kept secret into a vibrant new central London district,” according to its developers, and provides exciting opportunities for those looking to move there or to invest in property in the area as part of their rental portfolio.

New spaces and homes

The Southwark project includes a new high street and town square and up to 3,000 new net zero carbon homes, more than a third of which will be affordable, It will also feature 2 million sq ft of workspace. It is complemented by a new leisure centre, with swimming pools, sports courts and a gym. More than a third of the area will also be ‘open’, providing plenty of green space to unwind and relax in.

Construction update

The progress of construction is being carefully planned and monitored by the development team to ensure minimum disruption to the surrounding areas over the span of the project. 900 homes, of which 236 are affordable and a state-of-the-art library and new plaza have already been delivered, says Southwark Council.

But some exciting further milestones will be reached in 2024. They will include the expected completion of a 35-storey building (The Founding) comprising 186 new apartments on the waterfront, as well as a six-storey building (Three Deal Porters) which will offer retail and workspace. The new leisure centre and retail and food outlets along the new high street are also due for completion later this year.

Abundant opportunities

The wide range of tick boxes that Canada Water meets makes it an attractive destination for a range of buyers and renters – from professionals looking for easy access within the capital to families looking for space but still wanting to be in London. And that makes it an attractive destination for landlords to invest in too.

With its focus on sustainability and net zero homes, Canada Water is also an attractive option for more environmentally focused buyers, tenants and landlords. Longer-term it has set a target to become a net-zero neighbourhood by 2030.

This wide appeal makes getting into the market early a wise move for those who realise its potential and want to be a part of London’s best-kept secret before it’s too late.
